Gordon Beach runs along the Lake Michigan shoreline north of Union Pier's town center, a wooded stretch of winding residential roads where classic Harbor Country cottages sit under mature trees a few turns back from the water. It is one of Union Pier's established beach communities, with private beach access and the rest of Harbor Country's restaurants, shops and biking close at hand. What to know about Gordon Beach
Private beach access is the defining feature here. Properties within the Gordon Beach association can have access to a private stretch of Lake Michigan beach reserved for authorized homeowners and their guests, with entry controlled for beach-pass holders. What you cannot do is assume it comes with the address. Beach rights depend on the individual property, association membership, the deed and beach-pass requirements, so verify what is attached to the specific house rather than relying on the neighborhood name.
Nor is association access the same thing as lakefront. A home with Gordon Beach rights may sit several streets inland and still give you a private Lake Michigan beach to use. Direct lakefront ownership is a separate category altogether, with its own considerations for shoreline, bluff, insurance and construction. Along and near Lakeshore Road you will find proximity to the lake and some of the area's larger homes and lakefront parcels, and that is the area where separating the two matters.
The setting is wooded and residential, with a strong cottage-community character. Interior streets farther from the shoreline tend toward larger lots and more privacy while still carrying association beach access. Closer to the water, the appeal is the short walk to the sand. Other Gordon Beach-area properties sit near Union Pier's commercial strip, close enough to walk or bike to restaurants, shops and services, which changes how a year-round or vacation home actually gets used.
This is not one uniform market. Older cottages, renovated homes, new construction and vacant land all trade here, and sizes vary widely. If building appeals to you, individual new construction and redevelopment do exist in the broader Gordon Beach and Union Pier area, including new construction on National Parkway and cottage-style homes along Red Arrow Highway, plus customizable cottage and coastal homes on wooded acreage at the nearby Driftwood community. For public shoreline, Union Pier's road-end access points include Berrien Public Beach, Town Line Beach and Mckinley Road Beach, smaller entries rather than large beach parks.
