What to know about Timberlane Shores

The beach is the defining feature. Timberlane Shores is associated with a large private Lake Michigan beach shared by several nearby communities, described in current area information as roughly 3,000 feet of private shoreline. That is the thing to understand before you look at a single floor plan, because it shapes what every other decision here is worth to you.

You do not have to own lakefront to reach it. Some interior homes carry deeded or association beach rights, which puts the water within reach without the cost and maintenance that come with holding the shoreline itself. For a lot of buyers that is the sweet spot: a wooded setting, more privacy, potentially more land, and a private stretch of Lake Michigan to walk down to. Direct lakefront is the other end of the scale, limited, distinctive, with frontage and views that belong to the parcel, and lot size, frontage and shoreline character can make two lakefront properties very different things to own.

The setting is heavily wooded. Many properties sit on mature wooded lots, so the land itself is part of what you are buying and part of what you keep up. Along Timber Lane and Meadow Wood you will find established cottages, renovated homes and larger custom properties mixed together, with some houses only a short walk from the beach.

Because of that range, compare properties on frontage, beach rights, lot size and location rather than on the community name. Timberlane Shores also includes some unusually large lakefront parcels, and the difference between an interior home with rights and a direct lakefront property is substantial.

Never assume access travels with the address. Beach rights are not automatic, and two neighbouring homes can hold different ones, so read the deed and the association documents for the specific property you are considering. The municipality is worth the same attention: the community is commonly described as being in the Union Pier area, while some properties carry a New Buffalo mailing address and fall within New Buffalo Township. Confirm the actual municipality, zoning and property records for each address you tour.

New construction is possible but not common, and there is no large subdivision inventory to pick from; opportunities tend to arrive as an individual parcel or a redevelopment. And the private association beach is a separate thing from municipal access. New Buffalo's main public beach is New Buffalo Beach at 200 Marquette Drive, and it should not be confused with the private rights attached to a home here.
