Shoreham is a village of less than a square mile on Lake Michigan, immediately south of St. Joseph, with roughly 1.4 miles of shoreline and tree-lined streets running along and east of Lakeshore Drive. Much of that shoreline is bluff, so the ground itself sits well above the water in many places. The homes for sale here range from lakefront houses and condominiums to established interior neighborhoods, and Craig Palmer works this village closely enough to know how differently one street reads from the next.
What to know about Shoreham before you buy
Start with the water, because a lakefront address and usable beach access are two separate things here. Many properties sit above Lake Michigan on bluffs. Some individual homes and some associations have steps or private access down toward the shoreline; others are lake-oriented in elevation and view only. There is currently no public shoreline access within the Village, and Shoreham's master plan identifies that lack of public lake access as an issue even as the Village retains extensive frontage. Nearby public beach options are in St. Joseph, including Silver Beach and Tiscornia Park. A Shoreham property can be minutes from a public beach and still have none reachable from the neighborhood itself. Before an offer, confirm the deed, easements, association documents and the physical route to the water rather than assuming an address delivers it.
The geography splits at Lakeshore Drive. West of it are the properties most directly connected to the lake: lakefront houses, condominiums and private residential communities, where views, bluff conditions, beach access and shoreline ownership vary considerably from one parcel to the next. East of the drive is more traditional neighborhood living, and some of those homes still catch lake views depending on elevation and position, but proximity does not mean water access.
The neighborhood structure is more varied than a village under a square mile suggests. The Village identifies numerous residential areas and developments, among them Shoreham Condominiums, Sunset Shores, Woodgate by the Lake, Shores North, Lake Bluff Terrace, Lake Breeze Estates and Churchill Farms. Several of the lake-oriented communities cluster along the Lakeshore Drive corridor, and they differ in association rules, maintenance obligations, common areas, ownership structure and whether the association reaches the lake at all. Reading the condominium or homeowners association documents is the only way to tell them apart. The Shoreham Downs area is more neighborhood-oriented, with established streets and Shoreham Downs Park nearby, which carries a playground, sports areas, paths and tennis facilities. Owning there is a different experience from owning on the bluff.
New construction turns up only occasionally. Shoreham was incorporated in 1930 and is built out, so think in terms of individual lots, redevelopment and replacement construction rather than a new subdivision. On any parcel, and especially a lake-oriented one, investigate zoning, setbacks, utilities, lot dimensions and bluff and shoreline conditions before assuming it will support the house you have in mind. This is a primarily residential village without the commercial activity of downtown St. Joseph, which sits immediately north with its restaurants, shopping, beaches and marina. When you compare properties, compare like with like: similar frontage or views, beach access, elevation, neighborhood, lot and condition.
