What to know about The Moorings in New Buffalo

Start with the structure, because it surprises people. The Moorings is a dockominium association, not a residential subdivision. Owners purchase individual boat slips arranged in the hundreds along the harbor, and the purchase conveys the slip and the ownership rights attached to it rather than a residence. If you want a house with a slip, that is a separate search in nearby residential communities and properties.

What you get is a dedicated place to keep your boat on the Michigan shore, a home base on the water without owning waterfront residential property and everything that comes with maintaining it. The marina lies within New Buffalo Harbor with access out toward Lake Michigan, and some slips sit particularly close to the harbor entrance, which matters if you want the shortest path to open water.

No two slips are the same, so compare them the way you would compare floor plans. Look at dock location, exact dimensions, water depth, exposure, and how easily your particular boat gets in and out. Slips vary in size, with 41-foot slips among the offerings, and each one trades independently of the others.
