What to know before buying on Marquette Drive

Start with position on the street, because it does more work here than almost anything else. The southern end is close to New Buffalo's public beach, the harbor, the boat launch and downtown amenities, which is convenient in every season and busiest in one. Owning near that end means summer activity, traffic and parking pressure are part of the package on a warm weekend, and you should plan your own parking and access accordingly.

Next, settle what you are actually buying at the water. Some Marquette Drive properties have direct Lake Michigan frontage. Others have private or association beach access. And some are simply near the lake, with proximity rather than any right to the sand. Those three are very different forms of ownership, and a listing photograph will not tell them apart. Confirm in writing whether a property is lakefront, carries deeded beach rights, holds association access, or none of the above. Where an association is involved, read the rules, the fees and the access terms before you get attached to the view.

Lakefront ownership brings its own file of considerations. Bluff conditions, shoreline, erosion, insurance, setbacks and building restrictions all bear on a Lake Michigan parcel, and a lot that looks beautiful on a walk-through is not automatically a lot you can rebuild on or expand. New construction and major redevelopment do happen along this corridor, but each parcel has to be evaluated on its own for zoning, setbacks, lot characteristics and shoreline or dune issues. Ask those questions of the specific parcel, not of the street.

Homes set back from the lake still have a place in the search. They often come with more land, more privacy and more flexibility, at a lower price point than direct lakefront, and for a buyer who wants space and room to build, that trade is worth pricing out.

Finally, do not treat Marquette Drive as a single market. A lakefront home with substantial frontage and an interior property several blocks from the water are separate propositions, and comparing them requires looking at location, access, frontage, lot and improvements property by property rather than leaning on one neighborhood figure. If you are considering a second home, see the beach and harbor end both in high summer and out of season, because the same address lives differently in each.
